REZONING PROPOSAL FROM SINGLE-FAMILY TO MULTI-FAMILY

A developer is proposing to rezone the lot at the entrance of Eden Roc, located at Classen and Misty Glade, to allow for the construction of 11–12 two-story duplexes. This change would add 22–24 additional families to our neighborhood and shift the zoning from single-family to multi-family housing.

While development on this land appears to be moving forward in some form, the Eden Roc Board is committed to working with the community and the developer to ensure that any project aligns as closely as possible with the character and needs of our neighborhood. The developer has expressed a willingness to work collaboratively, including the possibility of incorporating input from the HOA, creating deed restrictions (DCCRs) subject to Board approval, and investing in custom landscaping to mitigate erosion and enhance curb appeal.

Residents are strongly encouraged to attend this upcoming meeting. Councilman Marc Whyte and representatives from Mint Development will be present to discuss the proposal and hear from the community.

This is your opportunity to ask questions, express your support or concerns, and, if opposed, sign a petition to formally object. Please be aware that low attendance could be interpreted as a lack of opposition, allowing the developer to proceed uncontested.

Eden Roc Pool Use Reminder

To ensure a safe and enjoyable space for all, guests must always be accompanied by an Eden Roc HOA member. Unauthorized access will be considered trespassing. Cameras are in use, and any violations may result in a formal trespass report. Random fob audits will be conducted to manage occupancy and reduce vandalism. The pool is closed every Tuesday for routine cleaning.

Your HOA fees help cover the cost of pool maintenance and repairs—protect your investment by following the rules. Thank you for helping keep Eden Roc a great place to live!

We’re calling on our amazing neighbors to lend a hand and help Eden Roc shine! We’re always looking for volunteers to assist with a quick tree cleanup, keep our front sign area looking fresh, and support upcoming events through the Social Committee. We’re also forming our first-ever Eden Roc Safety Committee to work with the Councilman’s office on important neighborhood improvements like getting a speed bump on Misty Glade and a stop sign at Classen. If you care about our community and want to get involved, we’d love to have you on board!
